Once a model is direct linked into Twinmotion, the facade still looks a little flat. The placeholder materials brought in from Revit are functional, but they rarely carry the reflectivity, texture, and tonal variation a finished rendering needs. The next stage is replacing those placeholders with the right library and Megascans materials, then dialing in scale, reflectivity, and offsets so every surface reads the way it should.

Every facade has its own rhythm, and the work of choosing materials is really the work of finding the pieces that fit that rhythm. The walkthrough below moves through glazing, metal panels, and the other finishes that define a typical commercial envelope, with guidance on how to let each material settle into the composition without overpowering the rest.
Glazing with the Right Reflectivity
Glass is almost always the first material to replace. Dragging a clear glass from the Twinmotion library onto the existing glazing immediately swaps out the placeholder, and the eyedropper tool pulls up the full properties panel. The key sliders are color, intensity, and opacity, and each one behaves differently. Opacity at one hundred percent turns the glass into a mirror, while zero leaves nothing visible at all. Around ten to twelve percent gives a clear but reflective look, and a slight blue gray tint helps the glass read as architectural rather than flat. Roughness introduces a frosted quality, while metallic pushes the glass toward a harder reflective finish.
Metal Facade Panels and Corten Steel
Metal panels are where a facade can really develop character. Built in Twinmotion metals work well, and Megascans opens up options like rusted painted metal sheets and corten steel that can give a building a distinctive weathered look. The first challenge after dragging a texture onto a surface is scale, because most Megascans materials come in far too small and need to be bumped up significantly before the tiling reads correctly. A scale around twenty three to twenty five often works well for panelized facades, and small adjustments of half a unit at a time can align joints with mullions.
When fine tuning a metal panel, the following adjustments usually matter most:
- Scale, so reveal joints land at a believable size relative to the building.
- UV offset in the X and Y directions, so joints align with mullions and do not cut awkwardly across the middle of a wall.
- Roughness in the mid twenties for a subtle sheen that still reads as metal.
- Metallic pushed into the seventy to eighty range for a convincing reflective quality.
Stucco, Plaster, and Painted Facades
Not every facade is metal. Plaster and stucco finishes are common in commercial work, and Twinmotion provides a range of library textures that can replace the generic Revit equivalents. The key to these surfaces is restraint, because an overly bumpy stucco quickly looks fake. A soft roughness value, a lightly muted color, and a scale that keeps the grain believable at viewing distance usually produces the best result. Paint finishes benefit from a slightly higher reflectivity than stucco so that sunlight bounces off the wall with a natural sheen.
Concrete and Precast Elements
Concrete is another anchor material for many exterior renderings. Whether the building uses cast in place walls, precast panels, or exposed foundation elements, the library concrete textures cover most needs. Labeling these materials clearly back in Revit pays off here, because it is much easier to find the right surface in Twinmotion when the name reads as Concrete Wall Exterior rather than a default Revit designation. Scale and roughness are the two sliders to watch, since concrete that tiles too finely reads like sandpaper while concrete that tiles too loosely loses its texture entirely.
Mullions and Interior Finishes
Mullions, soffits, and small trim pieces all benefit from the same metallic treatment used on the main panels, but the scale usually needs to be much smaller because the surface area is so much tighter. A metal soffit at the panel scale of the main facade often looks coarse, whereas a smaller scale keeps the grain believable. Interior finishes visible through the glazing should also receive a quick pass, because ghostly untextured floors and walls behind the glass can pull the viewer out of the scene even if they are only partially visible.
Keeping the Palette Cohesive
Material selection is ultimately about the overall composition. Too many distinct finishes competing for attention can make even a strong design look scattered, while a disciplined palette of three or four complementary materials gives the building a clear identity. Refreshing the view periodically and comparing the exterior from multiple angles helps catch moments where a material feels wrong in one view but right in another. Once the materials feel consistent and the scale lines up across every face, the facade is ready for the next stage of the rendering process.
